The price of homes in Quintana Roo has gone up by up to 40%, mostly in the northern zone, where up to 5,000 new homes are planned to be built this year.
The president of the Association of Appraisers of Quintana Roo, Ismenia Gómez Cervantes, said that the Association works with 162 appraisers to figure out the prices of homes in the state.
The industry is doing very well, and this year up to 5,000 new high-value homes are expected to be built.
According to the platform Propiedades.com, Isla Mujeres and Tulum have the highest average property sales prices. The first is valued at 13,4 million pesos, and the second is valued at 5,8 million pesos.
“We expect the boom in the Mexican Caribbean will continue since there are so many projects, particularly housing developments, and appraisers are completing more than 25,000 procedures, primarily for domain transfers and real estate transactions,” he added.
In addition, he noted that the Riviera Maya and Cancun remain in the lead, despite the fact that Tulum, Playa del Carmen, and the mainland of Isla Mujeres have significant rates of new housing building.
The aforementioned causes an increase in the property’s value, and appraisers are boosting the property’s certification to provide assurance.

He stated that the thriving real estate market will continue to expand as long as there are no future events, such as another pandemic, a war, or a huge hurricane, that will impede its expansion.
He added that “Cancun and the destinations of Quintana Roo are the most sought after domestically and internationally for investing in real estate without being harmed by insecurity issues.”
Gómez Cervantes urged that the authorities of each municipality activate the Cadastral Councils, which currently exist only in Benito Juárez and Cozumel, without delay.
These are intended to defend and act in favor of citizens when there are disagreements in the classification of cadastral values.
