After years of waiting, anticipation, and doubt, the Kukulcan Boulevard officially connects the southern part of Tulum to the beach road. This new access will dramatically increase property values south of Aldea Zama.
People unfamiliar with Tulum and its development evolution are asking, “Why is this such a big deal?” Here’s why: until now, visitors and locals alike were all required to take Coba Avenue in order to reach Boca Paila Road, which runs along the beach from the Tulum ruins all the way down to the small town of Boca Paila. So, whether you were living in La Valeta, Region 15, or Aldea Zama, you had to take this route even if it meant backtracking all the way to the north end of the town. This is also the same road that cars, taxis, vans, bikes, scooters, and supply vehicles all share. Tulum’s growing popularity over the past 10 years has significantly increased traffic, which at times can back up to Coba Avenue. Years ago, Kukulcan Boulevard was cleared and eventually paved, running from Highway 307 to the beach. However, a gap was left very close to the beach road where a landowner would not allow people to pass. Now that this access has been opened, we are closer to the realization of an even greater plan to run more beach access roads, which will significantly relieve stress from the beach road.
Tulum real estate south of Aldea Zama has always been less expensive, but with the Kukulcan Boulevard now open, get ready for a boom. The closer a property is to beach access, the more valuable it is.
